The Pasco Board of County Commissioners (BCC) approves a substantial industrial building project in east Pasco that will transform and revitalize the area. The project, at the northeast corner of I-75 and State Road 52, is a 1.4 million-square-foot, build-to-suit distribution center, providing thousands of new employment opportunities in Pasco County.
“This project will bring more than 2,000 jobs to Pasco County and will help provide a stable livelihood
for so many people,” said BCC Chair Kathryn Starkey. “Our county continues to attract companies
with a common goal of creating measured growth that will have a positive impact on Pasco for years.”
Project Highlights Include:
Nearly 1.4 million-square-foot, build-to-suit, distribution center
At least $19 million in county property revenue generated over the next 20 years
2,400 full-time jobs once project is complete
Approximately 218 acres
“I’m glad to see this project come forward,” said Commissioner Ron Oakley. “This is another
example of the great things happening in east Pasco, including good jobs and smart growth.”
The BCC approved a $6.3 million incentive package for the project, to be funded through property
tax rebates. The project, to be built by Northpoint Development, LLC, has an estimated return on
investment of $195 for every $1 Pasco spends. The project also includes construction of nearly $10
million in road improvements in the area.

~~965-acre property will include retail, office, hotel, industrial and residential spaces~~
It’s one of the most ambitious economic growth and employment projects in Pasco County history. The Pasco Board of County Commissioners (BCC) recently approved the Pasco Town Center project – paving the way for 965 acres of industrial, office, retail, hotel and residential spaces. The project, at the southeast corner of I-75 and State Road 52, is expected to create nearly 6,000 jobs and after incentive rebates, is expected to generate at least $330 million in revenue for the county over the next several decades.

“I’m very excited about the opportunities this project will provide to people in Pasco County,” said BCC Chair Kathryn Starkey. “The Pasco Town Center ties in with Pasco’s Connected City, and we’re proud that Pasco is the go-to choice for developers of these high-quality projects.”
Pasco Town Center will transform over 4.7 million square feet of industrial and corporate office space. Here’s a breakdown:
- Industrial: 4 million square feet
- Office: 725,000 square feet
- Retail: 400,000 square feet
- Housing: 3,500 units
- Hotel: 300 rooms
“Once completed, the county will see an estimated $100 return for every dollar invested,” said Commissioner Ron Oakley. “This project is a win-win for east Pasco – bringing new infrastructure and jobs with minimal cost to the county.”
The agreement includes a $55.8 million incentive package, funded mostly through property tax rebates, as certain milestones are met. Columnar Developers will also install key roads and utility connections beyond the Pasco Town Center Property – providing $70 million in public infrastructure with no direct cost to taxpayers. The project is expected to be completed by December 2028.

The public is invited to join us for our next Talk About Town: Are You Mortgage Ready? on Tuesday, June 14, at Ordinance One (5738 Main Street, New Port Richey) from 6:00 pm to 7:00 pm with an opening Mingle at 5:30 pm. This event is open to the public and free to attend, it will also be viewable via Facebook Live on the People Places business page.
Many in our community are feeling the pain of soaring rent prices and are wondering if they will be able to continue living here–and if not here, where can they go that hasn’t also been affected? Pam Marron, a Florida licensed mortgage originator and former HUD Housing Counseling Federal Advisory Committee (HCFAC) member, and her partner Tara Jerse, also a licensed loan originator, will be presenting information on two new opportunities that are currently available that make homeownership a real possibility for people who think they may not qualify.
These new home financing options include better mortgages for clients with income levels that are below the 80% median income for our area (under $58,160 annually.) In addition, 95% financing for 2-4 unit properties that are owner-occupied is now available for the first time ever. The second opportunity is a new program that is being introduced that can help anyone who is trying to get “mortgage ready.” This program matches prospective homebuyers who have issues that prevent homeownership with HUD housing and credit counselors who are trained to help clients become homeowners.
Attendees can expect to learn more about their community through this series from expert speakers and the exchange of ideas with the group during the discussion and Q&A session at the end of each gathering.
